For external candidates, official transcripts will be required if you are recommended for the position. Your degree must be from an accredited university. If the position does not require a college degree, you are required to have at least a high school diploma. Candidates with academic training and degrees granted outside the U.S. must submit a credential evaluation report that includes a statement of degree equivalency from an accredited agency in the U.S.

OCCUPATIONAL SUMMARY
Oversees the district's real estate portfolio, including strategic planning, analysis, acquisition, leasing, development, and management of Board-owned properties to maximize the value of real estate assets. Develops a long-term real estate strategy aligned with the district's educational goals. Using real estate valuation to provide the foundation for informed decision-making in effective real estate asset management to achieve significant cost savings, improve operational efficiency, and enhance overall business performance.
EXAMPLE OF DUTIES
1. Overall strategic planning and oversight of real estate development and management.
2. Identifies, evaluates and recommends the purchase, disposition and leasing of real estate property.
3. Develops and implements policies for the efficient use of real estate assets.
4. Collaborates with district leadership, school administrators, government agencies and community stakeholders.
5. Conducts cost-benefit analyzes of real estate decisions. Assesses the potential return on investment for real estate projects.
6. Represents the District in negotiations and acquisition matters with developers, government agencies, and other stakeholders.
7. Works with legal counsel in regard to eminent domain and other legal processes and represents the District in court relative to real estate acquisition matters.
8. Develops or reviews personnel management policies and procedures within the organization and assures that personnel programs and transactions conform to regulations and School Board policies.
9. Utilizes data and analytics to inform decision-making and optimize real estate portfolio performance.
10. Performs other duties related to the general administrative responsibilities of the position.
PHYSICAL REQUIREMENTS
This work requires the following physical activities: sitting, mobility, lifting, finger dexterity, grasping, repetitive motions, talking, hearing and visual acuity. The work is performed primarily indoors.
MINIMUM QUALIFICATION REQUIREMENTS
1. Master’s degree in an appropriate field of study, including but not limited to Urban Planning, Business Administration, or other appropriate field of study, with an emphasis in real estate development/finance and five (5) years of progressively responsible experience working for a public agency or private real estate company.
OR
Bachelor’s degree in Real Estate, Finance, Planning and/or Economic Development, or related field and seven (7) years of progressively responsible experience working for a public agency or private real estate company.
2. Relevant certification in urban planning, public administration or Florida real estate license preferred.
3. Experience with eminent domain preferred.
4. Experience with quantitative analytics as applied to real estate or economic development.
5. Familiarity with project finance concepts and tools, including public and private incentives, such as federal and state tax credit programs, opportunity zones, patient capital investment strategies, and the like.
6. Demonstrated ability to communicate effectively in oral and written form.
